St. Kitts and Nevis is located in the northern Leeward Islands of the eastern Caribbean and comprises the islands of St. Kitts and Nevis. Its official language is English and its currency is the Eastern Caribbean dollar. The project materials describe its capital, Basseterre, its tropical maritime climate and an island economy in which tourism and services play important roles.
The St. Kitts and Nevis Citizenship by Investment programme began in 1984 and is one of the world’s longest-running programmes of its kind. Both the project materials and the Citizenship Unit identify 1984 as its founding year.
As of 2026, there are four principal official investment routes:
Sustainable Island State Contribution (SISC)
Public Benefit Option (PBO)
Developer’s Real Estate Investment
Private Real Estate Investment
The current minimum SISC contribution is US$250,000. Approved developer real estate starts at US$325,000. For approved private real estate, qualifying condominiums or project shares start at US$325,000, while approved single-family homes start at US$600,000.
Applications must be submitted through an officially recognized Authorised Agent. Applicants cannot submit directly to the Citizenship Unit. All applications are subject to due diligence and compliance review.
HAKUDATSU GLOBAL assists with preliminary route comparisons, document preparation and coordination with official Authorised Agents and relevant professionals, taking account of family composition, budget, funding arrangements and preferences for real estate or contribution-based options.

An Established Programme Since 1984
Operating since 1984, the programme has a long institutional history and an established government administration framework. Applications involve an Authorised Agent, due diligence and government approval; payment alone does not automatically confer citizenship.
Multiple Investment Routes
Applicants can consider SISC contributions, the Public Benefit Option, developer real estate or approved private real estate according to their financial plans. The same route need not be used by every applicant.
Planning for Eligible Family Members
The main applicant may include a spouse, eligible children and eligible parents under current rules. Adult children aged 18–30 generally need to study full-time at a recognized educational institution and be fully supported by the main applicant. The current official age threshold for parents is 55 or older, subject to the applicable living and dependency requirements.
Real Estate and Non-Real-Estate Options
Applicants who prefer not to hold property may consider contribution-based options. Those seeking tangible assets can consider approved developer or private real estate. Qualifying property generally must be held for at least seven years before resale under programme rules.

For applicants who do not wish to buy overseas property and prefer a qualifying SISC or Public Benefit investment, with an emphasis on citizenship planning for the family as a whole.
Initial Eligibility and Family Assessment
Review the main applicant’s age, nationality, family members, source of funds, criminal history and visa history to assess basic eligibility. Current rules require the main applicant to be at least 18 and pass due diligence.
Select an Investment Route
Compare SISC, PBO, developer real estate and private real estate based on budget, family size, property ownership preferences and long-term asset plans.
Authorised Agent and Document Preparation
Initiate the formal application through an official Authorised Agent. Prepare identity documents, birth and marriage records, police certificates, financial records, source-of-funds evidence and other compliance documents. Clients cannot submit directly to the Citizenship Unit.
Due Diligence and Interview
After submission, the application undergoes background checks, source-of-funds review and compliance assessment. The main applicant is currently required to attend an interview; dependants aged 16 or above may also be required to participate.
Approval in Principle and Investment
After successful review and approval in principle, complete the qualifying investment and relevant government payments for the selected route. The official process specifies that the qualifying investment is completed after approval in principle.
Citizenship and Biometrics
Citizenship is obtained after completing the investment and final requirements. From 14 April 2026, new applicants must also complete the new biometric enrolment procedure. Since September 2026, biometrics have been further integrated into the passport application process.
From US$250,000
This is the official investment threshold, not the total cost of the complete application. Additional costs may include due diligence, application processing, post-approval government fees, Authorised Agent fees, professional services, real estate transaction costs and additional family member charges.
Current official due diligence fees are US$10,000 for the main applicant and US$7,500 for each dependant aged 16 or above. Each applicant is also subject to a non-refundable application processing fee of US$250.
HAKUDATSU GLOBAL service fees and Authorised Agent fees are quoted individually according to the investment route, number of applicants, family composition, property project and document complexity.
The latest government fee schedule must be checked again before signing a formal agreement. Real estate options may also involve legal fees, title registration, taxes, transaction charges and project-specific costs.
